Firstly, thank you for instructing Contact Builder Surrey LTD to take care of your building project.
Every quotation /contract will be prepared in accordance with our standard Terms of Business.
Our highly experienced staff have over 20 years’ experience on giving the clients what they need on their building project and, crucially, value for money.
Contact Builder have helped & continuing to help clients by giving them free friendly no obligation quotation since year 2000.
We/Contact Builder Surrey LTD aims to spend enough time before the project starts to make sure that you (client) are fully aware of the charges & details of the project (work description), also materials which the client must supply for the contract to be finished on time as promised.
We/CBS-LTD can arrange with some of previous clients to visit our projects completed in the past (please ask for details).
How does it work:
Call us (or email) for a quote (roughly estimate could be given over the phone)
Site visit booked and we attend to take as much details as possible.
An estimate (can) will be given at the time of the site visit.
If that estimate reflect your budgets, then a detailed (itemised) quote is prepared.
Ones the quote is agreed then the contract (details added) and signed.
A starting dated is fixed (with time to collect keys, alarm codes and any other plans)

Our responsibilities (CBS -LTD)
We/CBS will provide adequate fencing or barriers around the property, lifting equipment, scaffolding and other health and safety equipment’s for the works to commence.
We will ensure the provision of adequate health and safety documentation and liability insurance is shown up on request.
We work from Monday to Friday 8am to 5pm & Saturdays from 8am to 3pm (unless agreed otherwise)
We supervise the security of the site while we are working on site (other times only if agreed in writing).
Building alteration always will be carried out in a sequenced and programmed manner with due consideration to the property condition and neighbouring properties.
All our machinery/equipment will remain at our risk on site as long as we need them (ask for details).
Property surroundings (front/rear or parts of the property where no work will be carried out) will be kept on the same condition or returned to the same condition as it was.
We/CB are in charge to deal with any subcontractors that we are in agreement to carry out specified works (tanking, steel supporting & installation, bricklaying, plastering etc).
If the client decided to subcontract any part of the works (electrics, plumbing etc) to other (his/her own contractors) must be specified on the works sheet separately to describe full details of the works included include times when this is taking place.

As works progress on site the customer may wish to make adjustments to the layout and finishes.

Assuming these changes are non-structural and are agreed before linings, services and other finish other than basic fix, then some changes are assumed to be within our estimate (quote).

Please make sure that you (agree or visit) the site regularly to make sure that changes can be made at the right time to avoid any extra charges or delays that effect the completion date.

As the existing house holders will remain in the property while building works are carried out, they need to sign a letter (in due course) that they are happy to be in the property.

You (the client) Responsibilities
Full details of the project must be disclosed to us to be able to provide with a free no obligation quotation.
Any designing (architect, calculations engineer, surveyor, planning authority /approval of plans, building control) or any undetailed planning done by the client must be given to us via email or paper to help us with details about the quote/contract.
The quote is valid for 90 days (from the date issued) unless agreed other ways.
Both side (rear if required) neighbours must have been notified (by the client) for the work date start and completion date.
Party wall agreements must had been awarded / agreed before the contact signed/agreed.
Client must attend on site visits /call discussions to make sure that you are happy with the materials we provide before installation.
If the client wants to involve someone else (surveyor/ contact manager) to take care of the project we are happy to liaise with them.
Client must deal with all council/ authorities/building control booking & site visits and letting us know in advance to make sure that someone is on site.
Any materials supplied by client (doors, window, kitchen & bathroom units, floor finish & other) must be delivered on time to make sure that we don’t delay on delivering the project (the materials must be delivered as agreed on the schedule).
Copy of keys to access the property (other gates /sheds/parking etc) must be given to us/ CB when the contract is signed & works are due to start.
The client has the right to stop the contract at any time if their circumstances have change (losing their job or part of their finances, going through divorce, other family loss).
The client can stop the contract in writing by giving us /CB at least 7 days’ notice the reasons of the cancellation & a settlement pay out (for any works carried out include other expenses).
Client must pay all utility bills – gas – water – electricity – council tax – tv licence – building control fees or any other council fees for planning while works are carried out.

Please note that other fees may it be applicable building over sewer with Thames water agreement, other utilities companies, party wall agreement with neighbours, other on road /pavement scaffolding permits, parking permits, parking suspensions etc.

The quote/contract must include full details (schedule of the building works) of the project description as:
Site fencing/scaffolding other crane/lifting equipment.
Depth & width of the foundations
Concrete quality mark & mesh/steel quality and compliance
Wall sizes and the materials made of (include insulations)
Roofing finish and materials used (fully detailed).
Gutters/downpipes include fascia’s & soffit boards make & sizes.
Other external finishing (any detailed k-ren, silicone rendering, normal rendering facing brick etc).
Internal floors/levels & finishing (concrete, suspended other ventilations)
Doors & window sizes & makes (opening & positioning) include roof lights (velux etc).
Electrical points (counted lights & power points include distribution board) full design details.
Heating full design & number of radiators (include underfloor heating water/electric etc)
Bathroom design (units makes and sizes) include detailed finish (tiles, plastering etc).
Kitchen design (cupboard units & appliances) include detailed finishing.
External front designs & finishing (block paving, stones, kerbs, path edging, planting /turfing walls, fencing, gates, other lighting etc)
External rear/side of the property designs & finishing (block paving, stones, kerbs, path edging, planting /turfing walls, fencing, gates, other lighting etc)
Other repairs bathroom, kitchen, roof leaks, new installation (appliances etc).

Please note that if the works required is not listed on the work description (quote /contact) we /CBS have the right not to carry the work at all or agree in writing include any charges applied.
Payment schedule
A deposit of 20% must be paid when contract is signed (booking payment).
Further 10% when the works have commenced.
The rest of the payments must be made in weekly bases.
Part of payments may need to be made straight to suppliers & other contractors.
An invoice will be raised(issued) requesting the payments.
Payments must be made within 24 hours of the invoice (expecting 4 days fund cleared)
If there delays on payment the works stops immediately
This may affect the completion date or may result in contract cancelled.
We understand and will exercise our statutory right to interest under the Late Payments of Commercial Debts (Interest) Act 1998 if we are not paid according to agreed credit terms.

Warranties:

We/CBS give a standard 1-year warranty including any problems/issues caused by our fitting/ installation.
We/CBS are not responsible for any faulty (badly designed products) product as:
Shower head does not have enough pressure.
Shower tray/ bath doesn’t take all the water quickly.
Mixer doesn’t work (mix hot/cold water) properly.
Taps, mixtures, traps not operating after some time.
Radiator is not heating properly or making noises.
Radiators valve (normal /RV) not operating after some time.
Noses on extractor funs & dimmer switches
Sink overflowing/over fill (not draining quickly).
Toilet not filling or releasing the water quickly.
Laminate/wood flooring joint gap too big/loosen after some time.
Utilities (gas, water) not enough pressure to supply (upgrade required)
Electric underfloor heating stopped working after few months.

All fitting / installation will be carried out in accordance with the manufacture’s recommendation.
All fitting/installations will be carried out by a professional (experienced or qualified worker)
Any issues/defects caused by our installation/fitting will be resolved straight away with no additional charges.
We/CB work closely with clients to solve any issues rising during & after contract completed.

Our hourly charges are:
£ 20 per hour a labour
£ 30 per hour a skilled worker
£ 40 per hour plumber, heating & electrician engineer.
£ 60 per hour site foreman architect & calculation engineer.

General.
The assumptions made on the design/building, and adequacy of the existing structure, will need to be confirmed on site by the Building Control Officer prior to ordering any materials or before any works commence on site.
Thames water (water management companies for the area) agreement for building over sewage/water drains and drainage plans (map) must be provided at the time of the quotations/contract or agreement.
The building and associated works will be carried out in accordance with the latest editions of the relevant Eurocodes and their associated National Annexes and Codes of Practice as listed and as appropriate to the form of construction used, but not limited to:
BS6399 – BS5950 – BS5268 – BS5628 – BS8103 – BS7671 – BS5572 – BS1610 – BS15258- BS1365-1 – BS5839-6 – BS998-2 (other to add if required)

All structure loadings & sizes, state of walls exposure of bearing, footings/foundations, soil test must be confirmed on site by a surveyors, architects or engineers (evidence to be provided).
Our quote/contract has been prepared in accordance with Architects drawings & engineers’ calculations.
No works should be undertaken on site until authorities Council Building Regulations Approval has been granted.
Existing walls, beams, lintels, foundations etc… to be exposed on site and suitability agreed upon.
If considered to be unsatisfactory then replace as noted in the calculations.
We/the Contractor will be reviewing the Designers Risk Assessment before commencing on site (note: report is required if there’s known to be asbestos present).
The drawings, details and sketches to be read in conjunction with all relevant Architects and Engineers drawings and specifications.
Works to comply with current Codes of Practice, British Standards and Building Regulations.
The steelwork will be painted of two coats of red oxide primer generally and have two further coats of bitumen paint where supported at the external walls unless indicated otherwise unless agreed otherwise.
All internal steelwork subject to fire regulations is to have two layers of 12.5mm plasterboard with
joints staggered or to Architects specification to comply with Building Regulations.
Prior to ordering any materials or undertaking any works the contractor is to expose the structure to confirm span directions, support locations, walls, footings etc… which have been assumed by the Engineer are correct.
ll dimensions to be taken on site and not scaled from the drawings or sketches. All details and dimensions relating to subcontractors or suppliers work must be checked and agreed between the subcontractor or supplier and the general contractor (unless agreed otherwise).
The builder and owner are reminded that the works on or adjacent to a party wall or boundary wall will be subject to the Party Wall Etc… Act 1996 and approval from the adjoining owner must be sought 2 months prior to commencing works. Further information can be provided if required.

Where timbers are bolted together the bolt holes are to be drilled no more than 2mm diameter larger than the bolt diameter. Holes are to be at right angles to the line of the timbers. The bolts are to be tightened until local crushing is apparent around the 51mm square plate washers. If timbers are not touching, then timber packers are to be installed full depth of the joists/rafters to make up the gap.

Bearing of all new foundations are to be 1000mm below external ground level or to level of base of foundations to the main building, whichever is deeper, unless indicated otherwise on the drawings.
The foundation details may have to be altered if the ground conditions prove to be different from those assumed in the calculations i.e., poorer ground conditions or existing structures.
The footings may be required to go deeper if trees are, or recently have been, in close proximity to the building.

All foundations digging to be confirmed on site by the Building Control Officer before commencing.

Unless design is provided use triple joists under dormer cheeks and double joists under partitions parallel to spans.
Provide double floor joists under baths or under partitions where required.
Provide external stud walls with 12mm plywood cladding nailed at 150mm centres with 3mm diameter nails x maximum 50mm long.

All details are indicative only and may be require alterations/adjustment to suit site conditions.
All underpinning works are to be checked and approved by the Local Authority Building Control Officer and to be carried out in accordance with our specification for underpinning.
The contractor to provide a Completion Certificate from the Local Authority upon completion of the works, niceic electrical & gas safe certificates (if these works are included on the contact & any other certificated applicable (air pressure test, acoustic & sound tests on new builds & conversions)

The works are to be carried out in accordance with the construction, Design and Management Regulations 2007.
The client and contractors should ensure that they comply with their duties as set out in the Regulations. Refer to HSE Document Managing Health and Safety in Construction (CDM 2007), Approval Code of Practice for further details.

Non load bearing walls which are to be removed are to be confirmed as such prior to commencing work.
If found to be load bearing, then do not remove and refer back to the Structural Engineer for a revised design.
Existing walls which are assumed to be load bearing are to be a minimum of 100mm wide masonry excluding finishes.
Confirm thickness on site prior to commencing works. If less that 100mm wide or stud refer back for revised design.
The following design calculations should not be used for construction purposes until Building Regulations approval has been obtained.
Any work undertaken prior to receiving Building Regulations approval is done so entirely at the client’s own risk.
Local authority’s approval documents, architects design, engineer’s structural calculation must be provided on when the works discussed & agreed.
client’s letter with his/her requirements of the design (bedroom, kitchen bathroom, heating, lighting, levels, sizes, finish details) must be provided and agreed the design(s) has been prepared for Building Regulations purposes and are not considered to constitute working drawings.
All setting out, room sizes, headroom clearances etc… particularly to stairs are to be confirmed prior to ordering any materials or commencing works on site.
The works are to be carried out in accordance with the construction, Design and Management Regulations 2007.

Anything that the Client/Contractor is not sure of on site, or is of concern, is to be handwritten (typed at later stage) for future records.
No extra works will be carried out unless agreed in writing and signed by the client.
